Before you design: what decides your ADU
Before anyone picks a floor plan, the lot and the house shape the options:
Where it can go
The open space in the yard, the distance to the property lines and the existing house, and access for building materials decide between a new backyard unit, an addition or a conversion.
Utilities
Water, sewer and electrical lines have to reach the unit. How far they run, and whether the main electrical system can carry another kitchen and bathroom, is part of the plan.
The garage, if you have one
A garage conversion reuses the existing structure.
How it will be used
A unit for a parent, a home office or a rental needs different layouts, entrances and kitchens. The use shapes the design from the start.
Plans and permits
You see the unit first in 2D and 3D renderings, and we never start construction until you approve of the design. We apply for all the permits your home improvement project requires well before construction.

What sets the cost of an ADU
- Type: a garage conversion reuses an existing structure; a new backyard unit is built from the foundation up.
- Size and layout: the number of rooms, and whether it has a full kitchen and bathroom.
- Site work: grading, foundation and how far the utility lines run.
- Finishes: flooring, cabinets, fixtures and windows.
- Outside: the path, patio or pavers and landscaping around the new unit.
