A leak is not always a reason for a new roof. The free inspection tells you which one you need; these are the signs on each side: ### A repair is enough when - The leak comes from one spot: a cracked or missing shingle, a slipped tile, worn flashing around a vent, chimney or skylight. - The rest of the roof covering is sound and the deck under it is dry. - A flat roof has a seam or blister that can be patched without spreading. ### Replacement makes sense when - Leaks keep appearing in different places. - Shingles are curling, cracking or shedding granules across the roof. - The deck is soft or sagging, or water has reached it in several areas. - You are adding a second story or an [addition](https://maingreenconstruction.com/remodeling/) and want the roof done once. ### Overlay, tear-off or re-deck An **overlay** adds a new layer over the old one. A **tear-off** removes the old covering so the deck can be checked and the new roof goes on clean. A **re-deck** also replaces the boards underneath when they are damaged. Which one fits depends on how many layers are already there and what the deck looks like once it is exposed. ## A roof leak after rain, and the mold check Water does not always drip straight down from the hole. It can run along the deck and rafters and show up somewhere else, so the stain on the ceiling is a clue, not the location. A leak repair has to find where the water gets in: flashing, vents, skylights, valleys and damaged sections of the covering are the places to check. By the time a ceiling stain appears, the attic insulation and the wood above it may have been wet for a while. Wet insulation should be dried or replaced, and the EPA advises drying water-damaged areas within 24 to 48 hours to prevent mold growth. If mold has already started, [mold remediation](https://maingreenconstruction.com/mold-remediation/), which we also do, and the ceiling repair can be added to the job. Wet attic [insulation](https://maingreenconstruction.com/insulation/) can be replaced at the same time. ## Wind damage and the insurance claim: what to do first Wind damage to a roof is one of the losses a homeowners policy typically covers. The [California Department of Insurance](https://www.insurance.ca.gov/01-consumers/105-type/95-guides/03-res/res-prop-claim.cfm) (CDI) lists windstorm among the covered perils and says policies generally pay for rain that comes through a hole in the roof when strong wind made the hole. A roof that leaks from age, wear or slow seepage is generally not covered. Your own policy and its exclusions decide. 1. **Keep more water out, safely.** The CDI asks you to protect the house from further damage, for example by covering the damaged part of the roof with plastic sheeting or plywood, because a policy may not pay for further damage when no reasonable steps were taken. Do not risk your safety: if you cannot do it safely, have it done by someone you choose. Reasonable costs are reimbursed as long as you save the receipts for the materials, and they count toward the total settlement. 2. **Photograph the roof and the attic.** Missing or lifted shingles, cracked or slipped tiles, pieces in the yard, the wet wood and insulation in the attic, the stain on the ceiling. Write down the day of the wind. This is the list you will walk the adjuster through. 3. **Report it, and mention the attic.** Report the damage to your insurer or agent to start the claim. The CDI says mold caused by a covered peril may be covered, and to contact your claims adjuster right away if you suspect [mold](https://maingreenconstruction.com/mold-remediation/) after a leak. If water spread into rooms below, see [water damage restoration](https://maingreenconstruction.com/water-damage-restoration/). 4. **Let the adjuster see it before the permanent repair.** The CDI's advice is to hold extensive permanent repairs until the claims adjuster has assessed the damage. Be wary of a contractor who pushes you to spend a lot on temporary repairs: that money comes out of the same settlement. ### Who to call for the repair The CDI recommends written bids from licensed contractors, with the materials and the prices listed line by line. Show the lender the contractor's bid. - A California home improvement down payment can be no more than $1,000 or 10 percent of the contract price, whichever is less (excluding finance charges, with no exception for special-order materials), however large the check. Later payments cannot run ahead of the value of the work done. - Damaged decking can turn up once the old roof is off. Tell your insurer right away: under most circumstances a claim can be reopened for damage found later. - Rebuilding to today's code can cost more than the old roof did, and that part may not be reimbursed unless your policy has building code upgrade (ordinance or law) coverage. ## Choosing a roofing material - Shingle roofsFor sloped roofs, in many colors, including reflective shingles. - Tile roofsClay or concrete tile suits Spanish and Mediterranean houses. Under the tiles, an underlayment keeps water out, so cracked or slipped tiles should be replaced before water reaches it. - Flat roofs: torch down, TPO, PVCFor low-slope roofs, garages and additions. Torch down is a layered membrane bonded with heat; TPO and PVC are single-ply membranes with welded seams, made in light colors that reflect heat. - Cool roof systemsLight, reflective roofing that absorbs less of the sun's heat, which helps the rooms under it stay cooler in summer. Ask about it if your top floor gets hot. - GuttersGutters carry rain off the roof and away from the walls and foundation. A house without them, or with gutters that overflow, is worth fixing at the same time as the roof. ## Sun, heat and attic ventilation Sun and heat age a roof from the top, and a roof also suffers from below when the attic cannot breathe: trapped heat and trapped moisture both end up in the deck and the covering. Intake vents low on the roof and exhaust vents near the ridge keep air moving through the attic. Roof work is also dangerous for anyone without fall protection. If you suspect damage, look from the ground or from a window with binoculars, and leave walking on the roof to the inspection. ## What sets the price of a roof - **Repair or replacement**, and for a replacement, overlay, tear-off or re-deck. - **Size and pitch:** a steep or cut-up roof takes longer and needs more safety setup. - **Material:** shingle, tile, or a flat-roof membrane. - **What is under it:** damaged decking or rafters found once the old roof is off. - **Extras:** gutters, skylights, vents or a cool roof upgrade.
